Simplify Owner Billing with SOV Grouping 

GCPay’s upgraded Schedule of Values (SOV) Grouping feature gives general contractors enhanced control and flexibility when managing owner billing. When creating an owner SOV, users can now add extra data columns such as CSI Division, Cost Code, Phase, Category, or Extra. These options let contractors organize line items according to their preferred structure, whether to align with internal reporting requirements or an owner’s requested cost breakdown. This level of customization streamlines upstream billing and increases clarity for all parties.

Once a grouping is set, it automatically carries over to all upstream payment applications and appears as subtotals on the AIA-style G703 Continuation Sheet. This ensures consistent presentation throughout each billing cycle and makes it easier for owners to review costs grouped by logical categories.

For general contractors, this structured approach also enables better data analysis and job cost tracking, especially on complex projects with multiple cost components. By offering a more organized billing format and greater flexibility, GCPay’s Upstream SOV Grouping feature promotes a smarter, more transparent approach to owner billing.

Official AIA G702/G703 Available in GCPay

Client feedback revealed that some project owners require subcontractor pay applications to be submitted using official AIA Contract Document forms. In response, GCPay has partnered with AIA Contract Documents to make their official forms available for use directly within GCPay.

 

Thanks to this partnership, general contractors can now require subcontractors to submit official AIA G702/G703 pay application forms on designated projects, helping meet owner requirements while continuing to benefit from GCPay’s automated pay app process.

 

With this integration, GCPay users can:

  • Require official AIA forms for all pay applications

  • Easily satisfy owner requirements within GCPay

  • Enhance compliance by using official G702/G703 forms

  • Eliminate the need to process AIA pay apps outside of GCPay

  • Include official AIA conditional lien waivers in the automated workflow

Do You Know What Your Subcontractors See?

You spend plenty of time in GCPay. But your subcontractors? They experience a different side of the platform, and sometimes, a lack of visibility on their end can cause slowdowns on yours.
