How to Get the Most Out of GCPay’s Retainage Feature Set

GCPay is continuously evolving its retainage feature set as use cases continue to change and the industry adapts to new regulations. In this article we’ll touch on two newer components of the retainage feature, including Capped Retainage and Bulk Release Retainage. Capped Retainage is a strategy in which the user can establish a retainage rate for the first 50% of a contract and another rate for the second 50% of a contract. Capped Retainage is sometimes stipulated by state law for some jurisdictions.

As a best practice, Capped Retainage should be applied on the first application for payment (AFP) against a subcontractor's schedule of values (SOV).

Note: The Capped retainage feature must first be enabled by the GCPay Support Team. Please contact support to activate the feature.

To enable Capped retainage on a subcontractor's SOV, follow these steps:

  1. Create a new AFP
  2. Click the drop-down arrow on the retainage type and choose from the following:
  3. Select Capped Retainage
  4. Establish your retainage requirements for the first 50% and last 50% of the contract
Capped Retainage form example

In this example, 10% retainage will be withheld for the first 50% of the contract. Once 50% of the contract is billed, no further retainage will be held. GCPay will automatically adjust for change orders that increase the scope of a contract.

Bulk Release Retainage is available for all users which allows general contractors to release retainage (retention) on multiple SOVs in one step. Doing so will create the retainage invoice(s) on behalf of the subcontractor and trigger any associated lien waivers in the process. This eliminates the need for subcontractors to bill for their retention and provides the general contractor with greater control over the timing of (perceived) retainage release.

In this feature, we’re excited to introduce the team members who are crucial to delivering the exceptional service and product quality you expect from GCPay. This month, we’re spotlighting Nick Overmann, Product Marketing  Manager!

Nick Overmann

Nick has been with GCPay for 2.5 years and was the company’s first dedicated Product Marketing employee. Since joining, he has developed a strategic approach tailored to the construction industry’s unique demands, helping GCPay anticipate and meet the needs of its customers. His extensive background in product management and payments from previous company roles brings a unique perspective to GCPay. Additionally, his experience with LP Building Products offered valuable insight into the construction world, which helps him connect with customers on a deeper level.

Reflecting on what makes GCPay stand out, Nick emphasizes the company's dedication to customer satisfaction. “I’ve never been part of an organization where every aspect of the business is focused on improving client experience,” he shares. This customer-first philosophy inspires his monthly newsletter articles, where he shares tips and lesser-known features to help users maximize the platform.

One of Nick’s proudest achievements has been the rollout of GCPay’s ePayment feature, a project that’s particularly meaningful to him given his payments expertise. Bringing this enhancement to customers required extensive education, and seeing its widespread adoption has been especially rewarding. He’s also seen the Autodesk acquisition as a transformative shift, providing additional resources and new tools to gather industry insights, further elevating GCPay’s product marketing efforts.

Outside of work, Nick enjoys life in Wildwood, MO with his wife and two young daughters, ages 5 and 3. The family loves exploring the area’s natural beauty through hiking, balancing the demands of his professional life. Nick’s dedication to innovation and customer success continues to shape the GCPay experience, and we’re grateful to have him on the team!
