We are excited to announce the release of ourWaivers/Templates Export, which will officially replace the Unconditional Waiver Report. This enhanced export option can be found under project-level Reports taband offers end users more granular filtering options when pulling approved historical waivers and templates at the project level. You can now filter by specific categories such as Progressand Finaland separately filter whether the waiver/template was tagged Unconditional.
The enhanced export allows you to easily download any number of documents uploaded to a project as a waiver/template, including conditional waivers, cover pages, letters of guarantee, sworn statements, and more. All documents can be filtered by Document Type and are available from the very start of your project. Waivers and templates can now be downloaded in either PDF or ZIP format, depending on preference.
Whether you're preparing documentation for an audit or providing backup to your owners, the project-level Waivers/Templates Export makes it easier than ever to gather and organize approved waivers and templates with just a few clicks.
GCPay Makes Owner Billings, Simple and Easy for General Contractors
GCPay allows you to create official AIA G702/703 owner billings, or G702/703 style owner billings, automatically incorporating the costs approved for your subcontractors. This feature eliminates the time-consuming process of manually calculating the costs for projects, and reporting to owners on an “as-needed” basis. All associated documents are housed in one easy-to-access location. This feature is available to all GCPay users at no additional cost (unless official AIA documents are needed) allowing you to make the most out of GCPay!
Note: To use GCPay for your Owner Billings, contact GCPay Support or your Account Manager to enable the Customer Feature.
The Owner billing feature enables clients to enter a Developer/Owner as a GCPay company without them ever having access to GCPay, although they may participate as a project owner on a project if they register.Owner Pay Applications will look and feel exactly like subcontractor pay applications. The format will be the Standard AIA G702/703 and will require an approval process.
To create an Owner Pay Application, the user must have Editor project permissions, and the owner Schedule of Values must be approved. For more information on creating an Owner AFP, click below.
As of May, clients can activate official AIA G702 and G703 forms directly through GCPay, simplifying the process of generating billings that meet the requirements of many project owners by including the official AIA letterhead.
At present, GCPay offers the AIA G702S-2017 Application and Certificate for Payment for subcontractor billing, and the GC702-1992 version for owner billing. We are also working to expand the selection of AIA documents available in the platform.
This feature is entirely optionaland can be enabled or disabled at the project level, providing flexibility to use AIA documents only when required. Keep in mind that there is an additional annual fee for using this feature. Once activated, you will have the ability to receive official AIA forms on any or all of your jobs!

Payton Lathers has been with GCPay for nearly four years, playing a key role in managing the support team. He brings extensive customer service experience from both the service industry and community programs, giving him a strong foundation in client relations.
With a father who worked as a general contractor, Payton has always felt connected to the construction industry, helping him relate to GCPay’s customers.“It’s rewarding to work in an industry I grew up around while using my customer service background to help our clients succeed,”he says.
As an Associate Manager of Customer Support, Payton handles customer inquiries across chat, email, and phone, often tackling questions that require deep knowledge of the GCPay platform. He works closely with his team to ensure consistent, high-quality service 24/7. Since Payton joined, the team has nearly doubled in size, while maintaining impressive customer satisfaction ratings of 98-100% over the past four years.
One of the most significant product improvements Payton has seen during his time at GCPay is the enhancement in managing tiered vendors—subcontractors of subcontractors. Previously, GCPay could only record those costs, but about a year ago, GCPay introduced a feature that allows general contractors to revise those numbers, greatly improving the overall user experience.
One thing that Payton wishes every user of GCPay knew about is how responsive the support team is. "Our average response time for chats or phone calls is under two minutes, and we typically respond to emails within 15 minutes,"he notes.“That level of service is rare in software and makes a huge difference in ensuring our customers feel supported.”
